Q: Are you licensed?
A: Utah Property Solutions is a fully licensed brokerage and property management
company that is in good standing with the Utah Division of Real Estate and Salt
Lake Board of Realtors, and a member of NARPM – The National Association of
Residential Property Managers.

Q: Do I get to see or sign the tenant lease?
A: As your property manager and designated agent, we will negotiate and
sign all lease agreements on your behalf.

Q: Do you charge the tenant a security deposit? What about a pet fee?
A: The security deposit policy typically equates to one month's rent. However,
we do keep a close eye on what the market commands and what might be best for
the tenant, while still protecting your asset.
Pets are not permitted without a property owner’s permission. However, if your property
is pet-friendly, a pet fee of typically $500 is a requisite for each cat, dog or other
animal. The pet deposit is then used to offset the costs of a mandatory steam cleaning
after the tenants vacate. Any pet damage above and beyond the pet deposit remains
the tenant’s responsibility.

Q: Do you offer direct deposits to owner accounts?
A: With your approved authorization we will deposit your funds directly into your bank account via ACH.

Q: Do you offer other real estate services?
A: Yes we do. Not only are we a licensed Property Management Company we are also a licensed
Real Estate Agency that can help clients buy and or sell real property.

Q: Do you work with Section 8?
A: Yes. The Fair Housing Act (FHA) (42 U.S. Code § § 3601-3619 and 3631), a
federal law, doesn’t bar landlords from discriminating based on Section 8. But
some states and municipalities do, often as part of a broader ban on “source of
income” or “public assistance status” under the state or local fair housing law.

Q: How do I gain access to my account information?
A: In addition to sending out monthly statements, you will have full account
access via our Owner Portal on this site.

Q: How do tenants pay their rent?
A: Tenants have a number of options for paying their rent thanks to our top-notch accounting
software. While we prefer direct debit, tenants are able to pay rent via credit cards. Of
course they can pay with money order or check as well. However, we do not accept cash.

Q: How quickly can you start managing my property?
A: In general we prefer 7 to 10 business days’ notice so that we can setup owner and
tenant accounts, and take the time to introduce our company to tenants if already placed.
However, if you need us to work quickly, we have a very skilled and knowledgeable staff
that are able to work swiftly to onboard new clients within a matter of days.

Q: How will you market my property for rent?
A: We will list your property on many different rental sites such as Zillow, Trulia,
Rentals.com, Craigslist, etc. We also have formed great working relationships with
local realtors who also refer tenants to us.
