We are seeing a lot of movement in the property management industry towards offering tenant guarantee, and while this is great we believe that it is better to wait for the right tenant than to rush the application process and place a bad tenant.
We don't typically have bad tenants. In fact, we've only had one over the last three years. But, we do want our clients to have a peace of mind that there is something that we can do when we find a bad tenant.
One thing we make sure of is that we only charge our clients for our leasing commission when we have placed a qualified tenant, and when it comes out of the first month of their rent.
But when after a couple of months, a tenant becomes bad, we guarantee our clients that we will replace them regardless of the type of tenant guarantee they are in. When this happens, we will not charge our clients for re-leasing.
